We offer three tailored analysis and study options for your project. For real estate professionals, those in the initial phases of potential project site research, or owners of smaller properties, we recommend Option 1. This includes a preliminary zoning analysis complemented by a lot plan, section, and an axonometric view. DIA is often engaged to provide comprehensive architectural feasibility study services alongside preliminary zoning analysis, particularly for large-scale projects. Upon request, we are equipped to deliver detailed studies that include programming with floor plan layouts, lease span analysis, efficiency assessments, core configuration, and program stacking. These services are designed to optimize building massing within the zoning envelope, known as Option 2.


 

In certain situations, as directed by the client, our planning and programming feasibility studies may encompass alternative building programs for the same site. This approach is often used for comparative purposes or to develop mixed-use program strategies.

Several of our international and local clients often request more comprehensive studies when considering the development of a site. In these instances, we collaborate with our engineering consultants to examine the feasibility of implementing suitable Structural, MEP, Enclosure, and Elevatoring Systems for the potential development project

When requested by the client, a cost estimator can utilize the building massing, program stacking, floor plan layouts, and engineering systems feasibility reports to create a preliminary cost estimate. This estimate can then be employed by the client’s financial advisors to evaluate the development's viability.

Later, during the development phase, DIA can be engaged to offer architectural design and Architect of Record (AOR) services. Our leadership maintains direct oversight of the analytical and integrated design process throughout the project phase.

Occasionally, for the purpose of investment pitches, clients request that we develop a conceptual design. This can be either a component of the architectural feasibility studies or a subsequent study following the completion of the initial analysis and feasibility studies.
