Preliminary Zoning Analysis with Building Massing & Programming Studies

For sites being considered for medium to large-scale developments, we offer more than just Preliminary Zoning Analysis. Our services extend to providing feasibility studies for ownership or developers, assessing if a specific building program is viable in terms of the available floor area, lease span, core configuration, and efficiency. This assessment is done with regard to the maximum zoning area and zoning envelope as outlined in the NYC Zoning Resolution regulations. Often, clients may ask for studies of various building program types to determine which best maximizes the Floor Area Ratio (FAR) and the utilization of the zoning envelope. Upon request, we are also equipped to create an initial typical floor plan layouts and program stacking for the desired building programs.

Preliminary Zoning Analysis with Comprehensive Programming and Systems Planning Study

This joint effort with our engineering consultants establishes realistic parameters for the development and further optimizes the building program and massing. All this compiled information forms a design feasibility report, which is then used by cost estimators and financial advisors to assess the financial aspects of the development.
